WHAT IS TITLE INSURANCE?

Owner's title insurance protects purchasers of real estate against title defects that may exist against the property. Most purchasers of real estate will require that the seller provide them with an Owner’s Title Insurance policy. In addition, lenders, or mortgagee, title insurance insures the lender as to the priority of its lien, meaning there are no other mortgages, liens or judgments recorded prior to their mortgage.

WHAT DO I NEED TO PROVIDE TO THE TITLE COMPANY TO GET STARTED?

  • An executed contract to buy and sell real estate, signed by all parties.

  • If available, a prior title policy from when you either bought your home or refinanced your first mortgage.

WHAT DO I NEED TO BRING TO CLOSING?

All parties need to bring a valid, state or government issued photo ID to the closing. The buyer needs to bring the funds they need to close in the form of a cashier's or certified check, or the funds must be wired.

HOW LONG DOES THE PROCESS TAKE?

We can close within 72 hours after receiving a properly executed contract, assuming there are no issues with the title and all parties are prepared.
